EV Charging Station Site Plans

Civil plans that get resident EV chargers permitted at apartment communities — charger layout and foundations, accessible parking and routes, signage, and coordination with the electrical engineer.

What I Provide

  • Title sheet, site plan, and notes and details sheets, assembled with the electrical engineer’s sheets into one permit set
  • Charger and sign foundation details, with structural calculations for pedestal chargers and cable-management arms
  • Accessible EV parking under CBC 11B-228.3 and 11B-812 — or an exception request when chargers are assigned to residents
  • Walk and slope design within CBC 11B-403 limits
  • Striping, wheel stops, and tow-away signage (CVC §22511)
  • City EV charging checklists and written plan-check responses

How It Works

  1. Gather the site information. Site plan or aerial, photos of the parking areas and electrical equipment, and the charger model.
  2. Lay out the stalls. Charger locations are coordinated with the charger vendor and the electrical engineer — panel capacity, conduit routing, and utility requirements.
  3. Prepare the permit set. Civil sheets, foundation calculations, and the electrical sheets go in as one complete set.
  4. Plan check. I answer comments on accessibility, slopes, and details, and prepare any exception request for the building official.
  5. Construction. Revisions during construction — a relocated stall, a changed charger — are issued as plan revisions.

What to Send for a Quote

  • Site plan or aerial of the parking areas
  • Number of chargers and the charger model
  • Photos of the electrical room or service equipment
  • Whether chargers will be open to the public or assigned to residents
  • Project address and city

Common Questions

Do apartment EV chargers need accessible stalls?

Usually. CBC 11B-228.3 sets how many EV charging spaces must be accessible, but Exception 1 covers chargers that are not open to the public and are assigned to a designated vehicle or driver. When chargers are reserved for residents I prepare the exception request — whether it applies is the building official’s decision.

Do you do the electrical design?

No. The single-line diagram, panel schedules, and load calculations are prepared by a licensed electrical engineer. I coordinate with them and assemble one complete permit set.

What do charger foundations need?

Pedestal chargers with cable-management arms are tall and wind-loaded, so the footing is sized for overturning and the anchors for tension. I calculate both and detail the footing on the plans.

Can you help after the permit is issued?

Yes. Changes during construction — a relocated stall or a different charger model — are issued as plan revisions so the inspector has current plans.
